Ok, let’s get something out of the way immediately. Now this is going to sound a bit off putting, but I’ve found in my 37 years plus serving my clients, dancing around the truth doesn’t serve them or me. So, unless you’ve got a bunch, and I mean a whole bunch of money, you’ve got no business considering to buy a home in the Manhattan Beach Hill Section. This is one of the premier locations in all of Southern California. Terrific schools, incredible climate, “easy” (I put easy in quotes because even 10 seconds on the 405 Freeway will drive you nuts) commutes to the West Side, Century City or Downtown Los Angeles, night life proximity to restaurants and entertainment … look, the Manhattan Beach Hill section is second to no other area in Southern California
It’s easy to see why this area got its name. It sits on a hill and when you have a home on a hill with pretty decent lot sizes and potential for incredible ocean and city light views in Southern California, well of course you’re going to have to pull out the big fat checkbook. You can enjoy views from Palos Verdes to the south out to the ocean and north to the Santa Monica Bay. The Manhattan Beach Hills Section is adjacent to the Manhattan Beach Tree Section
First developed in the 1950s, for the most part, the modest homes built then are gone with beautiful Mediterranean or Craftsman or Cape Cod or Beach Plantation homes in their place. If you are lucky enough to find an old original home that you can tear down and build your dream home, expect to pay anywhere from $1,500,000 to $3,000,000 just for the lot.
Obviously prices fluctuate based on the market and economy, however price retention in this area have fared very well in the downturn compared to other hard hit markets in the country. Furthermore, when the market is moving up, you could stand to make millions by just sitting in your living room watching your equity rise. If you are one of the lucky ones living in the Hill Section, holding power is the name of the game. Hold on as long as you can and enjoy it, as you may be living in one of the most desirable locations in the country. ~Manhattan Beach Patch
